Listed building insurance
When you get a listed building you’re not really sure whether your friends envy you or pity you, but you know that they admire the listed building. There is one person who does not tend to admire your listed building, and that’s the insurance companies.
Let’s be honest, it’s not cheap to repair a listed property, whether Grade II, Grade II starred or Grade I. If there is anything that needs to be done then it’s a certainty that the council heritage officer will be around and insisting on repairs that are three times more expensive than on a normal house. Being a listed building also means that there will be a lot of features in the house that are going to be more prone to going wrong than there would be a non-listed building.
Large domestic insurance companies do not like this. They don’t have the expertise to deal with these claims, the knowledge to assess the risks or the ability to understand what needs to be done to fix the building in a sympathetic way to the house. When something goes wrong, you’ve got enough problems with the council, and you don’t your insurance company to be pulling you in the other direction.
